The conceptual phase is where your dream home begins. We will start with initial consultations and sketches to translate your ideas and inspiration into a unique residential design. This phase often includes a site review, assessing the existing land, typography, and environmental constraints. A key part of this is reviewing conservation requirements to determine what can legally and safely be built on the land, ensuring the design respects both municipal by-laws and regulations, as well as the surrounding ecosystem.

Once the concept is approved, the project moves into detailed design drawings, using AutoCAD and Revit Software. This includes floor plan layout detailing wall lengths and room arrangements, alongside a functional furniture layout to visualize scale and traffic flow. A comprehensive site plan is also created to accurately map out the entire property, showing the positioning of the home, driveways, utility connections, and potential landscaping elements. These drawings serve to refine the home's aesthetics and functionality.

The final stage involves the creation construction drawings. This phase develops highly detailed drawings including technical specifications, cross-sections, details, and elevations. These drawings contain critical information like materials, dimensions, structural components, and window/door schedules, including material quoting for contractors, ensuring the building team has everything needed to accurately and safely construct the residential home according to the design intent, municipality by-laws, and the Ontario Building Code.
